The silhouette of the building seen from the water is formed by a smooth decrease of the number of storeys downward the water and alternation of the height accents
The construction area is situated in one of the most picturesque and environmentally friendly places in Moscow. It has a substantial town-planning potential and is most likely to become an attractive and important residential, as well as business city segment. The transport hub near Rechnoy vokzal metro station is to the east of the territory. The design allows for the complex Severny port land development: new construction, the improvement of the embankment along Khimkinskoye water reservoir, new green areas development.

The park, located along the whole area, levels the noise from Leningradskoye highway. The proximity to Khimkinskoye water reservoir has defined an architectural and town-planning composition of the area projected. The configuration of the area is formed by 7 semi-closed quarters, which organize a comfortable inner space and have all the advantages from being the house at the embankment. The majority of the flats have a river view. The quarters can be designed and built independently.

The business and social functions of the complex are fulfilled by a multi-functional business centre in the south-eastern part of the site. In the central part of the construction site the kindergarten with the necessary calculated capacity is planned. The necessary quantity of the car parking places is located in the underground parking lot in the stylobate part of the building. The entrances to the residential parts are on the two sides of the building: from the inner court and the main boulevard, parallel to Leningradskoye shosse. The premises on the ground floor are meant for consumer services and public functions.
