The site area of the estate is situated in the eastern part of the historical old Moscow district – Zamoskvorechye, and is limited by Bolshaya Tatarskaya street, Ozerkovskaya embankment, and Ozerkovsky and Rusakovsky passages.

Multifunctional housing estate construction project was launched in 2007. Project documentation was developed in «Mosproject-2» named after Posokhin M.V. Project documentation correction and detail design was executed by «Project Service» LLC, afterwards renamed «TOP PROEKT» LLC.
Zamoskvorechye has always stood out of other Moscow districts because of its bright historical and cultural heritage. This specific character defined architectural and city-planning parameters of the group of buildings.

The main approach to defining architectural features of the new object was the need to preserve historical panoramas, as well as observe the symmetry between the projected and existing buildings.
The object consists of two separate groups of buildings: housing and office blocks. The housing block consists of 4 buildings and is an integrated planning structure, consisting of 2 housing groups. The pedestrian alley is planned between them. It connects the inner spaces of the housing blocks with Ozerkovskaya embankment and inside the quarter street.

The entrances into the housing sections and public spaces are located on the outer part of the complex. Exit from the entrance hall of the housing sections is planned to the territory of the inner courtyard.
The underground parking lot for 429 cars is placed under all the housing block of buildings. The underground parking is accessed via inside the quarter passage, separating the housing and the public sections of the quarter.

The office block is a separate independent structure consisting of 3 buildings with a two-level underground parking for 322 cars.
